About This Project
This Skyview Ranch investor property owner wanted to maximize rental income with a legal two-bedroom basement suite. With 900 sq ft to work with, we designed a spacious layout that commands premium rent.
The suite features two good-sized bedrooms, each with egress windows and closet organizers. The open-concept living and kitchen area is bright and welcoming, with modern finishes including quartz countertops, stainless appliances, and a tile backsplash. A dedicated in-suite laundry closet was a must-have for attracting quality tenants.
Special attention was paid to soundproofing, with resilient channel and acoustic insulation in the ceiling assembly, plus solid-core doors throughout. The separate entrance includes a small covered porch - a detail that significantly improves tenant appeal.
All permits were obtained and inspections passed, providing the owner with peace of mind and compliance documentation for insurance purposes.
